One Jelatek, Kuala Lumpur: Property Review

For the urbanite who lives passionately to the vibrant beat of the city and desire cutting-edge design and style … there is only one answer, one lifestyle, one address — One Jelatek, the new development by Tan & Tan Developments Bhd.

Tan & Tan is certainly no stranger to luxury high-end residences in and around the city, with the likes of Hampshire Park, U-Thant Residence, Cendana, Sierramas and Desa Kudalari in its impressive portfolio, to name a few. Tan & Tan is also the developer behind the Seri Maya development, adjacent to One Jelatek, set in a tropical and lush landscaping.

This 20 storey chic and stylish development remains fashionably low density, with only 90 units dedicated to the discerning few. One Jelatek sits on a valuable 0.75-acre pocket of freehold land along Jalan Jelatek, the city’s latest buzz centre. This prime freehold suburb is located just minutes away from the Kuala Lumpur City Centre and Ampang neighbourhood.

The built-up area of One Jelatek standard units range from 1,327 to 1,649 sq ft, with 1 bedroom+study, 2 bedroom+study, and 3-bedroom configurations. The sizeable four fixture master bathrooms come with a basin, WC, shower area and bathtub, complete with hot water.

The first floor units, facing KLCC, come with a 262 sq ft private garden, for your own personal tropical haven. The generous 7.8 metre-long balconies let you enjoy the spectacular views of the metropolitan skyline. Each standard unit comes with two car park lots.

Tan & Tan has gone to great lengths to ensure moving in is a hassle free experience. The units come with high quality finishes and fittings — split unit air-conditioning to living, dining, study and all bedrooms, tempered glass panels with swing doors at the shower areas, built-in kitchen cabinets with hood and hob, and solid timber flooring in the bedrooms. Peace-of-mind and privacy are yours, too, with the multi-level security such as the proximity vehicle reader, CCTV, audio intercom and magnetic touch card are enforced at the entrance guardhouse and lobby areas at the ground floor, car park and Sky Terrace.

One Jelatek’s signature feature, however, may very well be its Sky Terrace, a purpose-built recreation floor with a host of lifestyle facilities. With the Petronas Twin Towers in the background, laze on the sundeck, do your laps in the infinity-edged pool or soak away in the Jacuzzi.

For the physically active, you can also choose to sweat it out in the Panoramic Glass Gym, which gives you 270-degree views of city skyscrapers and the majestic Melawati hills.

If convenience is key, proximity to the city preferable, but peace and relaxation are central to your well-being, One Jelatek is the residence for you. Expatriates, business executives and professionals will appreciate living in an established and exclusive neighbourhood that is removed from the hustle and bustle of downtown living, yet just five LRT stops from KLCC. The Setiawangsa LRT is just a short walk, about 50 metres, from your doorstep.

A stone’s throw away from One Jelatek is a lifestyle-based commercial square that will serve the basic shopping needs of One Jelatek and Seri Maya residents.

In the vicinity, you also have Ampang Point, Great Eastern Mall, The Amp Walk for your shopping convenience, as well as Gleneagles Intan Medical Centre for the best in medical care. Several international schools, such as Sayfol, ISKL and Sri Utama, are close by, suitable for families with school-going children, while numerous embassies are just a 10-minute drive away.

One Jelatek is well-connected to the rest of the Klang Valley via Jalan Ampang, the Middle Ring Road 2 (MRR2), the Ampang Elevated Highway and the SMART Tunnel, which makes this chic development very accessible.

PETALING JAYA: Tan & Tan Developments Bhd (Tan & Tan)’s latest condominium project, One Jelatek, chalked up 90% sales in two hours at its recent sales preview. Tan & Tan’s group marketing general manager Kevin Kuok tells theSun that 81 of the available 90 units were snapped up, leaving only bumiputera units left. According to Kuok, the majority of buyers are locals comprising families and young couples.

The 20-storey condominium has a grossdevelopment value (GDV) of RM60 million and sits on a 0.75-acre pocket of freehold land along Jalan Jelatek. “Completion is in December 2010 and we are projecting a potential rental yield of up to 9%,” says Kuok. This is based on another of its high-end projects, Seri Maya in Setiawangsa. Earth works has already started.

The standard units at One Jelatek have built-ups ranging between 1,327 sq ft and 1,910 sq ft, while the penthouse units have built-ups between 2,331 sq ft and 2,976 sq ft. Prices begin at RM530,000 and purchasers may choose from three configurations: 1 bedroom + study, 2 bedrooms + study or 3 bedrooms. All units come with split unit air-conditioning, built-in kitchen cabinets, sizeable four-fixture master bathrooms, dedicated powder room, store and laundry area and two parking bays.

Kuok attributes the attraction of One Jelatek to several features, such as its location, which is minutes away from the Kuala Lumpur city centre and the Ampang neighbourhood, as well as the multi-level security provided by CCTV surveillance, magnetic touch card access and audio intercoms. “We are also a class above the rest of the Jelatek neighbourhood in terms of architecture, style and finishing,” he added.

One Jelatek is close to KLCC, Great Eastern Mall, The Amp Walk and Gleneagles Medical Centre. It is connected to other parts of the Klang Valley via Jalan Ampang, the Ampang Elevated Highway, and two LRT stations.

Tan & Tan’s senior general manager of project development, Teh Boon Ghee, says the developer’s prime focus will remain within Kuala Lumpur, with several other new developments to start next year.

“In the pipeline, we have 20 Ampang Hilir, a 10-storey low-density and low-rise luxury condominium; 3 Desa Pandan, an upper-medium-end serviced residence of 218 units overlooking KLCC and Royal Selangor Golf Club; and the proposed Mid Valley Phase 3 comprising two 50-storey residential skyscrapers in Mid Valley City,” Teh reveals. Another new development is 6 Stonor, a 30-storey super-luxury condominium on Jalan Stonor. According to Teh, the next immediate launch will be 20 Ampang Hilir, scheduled for the second quarter of next year.
